THE POSITION
Under supervision of the Director of Property Management, the Property Supervisor is responsible for assisting with the property management of several projects in the TNDC portfolio. The number and type of projects may vary according to experience, staff availability and the needs of the organization. TNDC’s current portfolio consists of approximately 1800 units in 23 properties. The Property Supervisor supervises a staff consisting of General Managers, Assistant Managers, Desk Clerks, maintenance, and custodial staff.
ESSENTIAL DUTIES
- Directly hires, supervises and trains building managers and other property management staff.
- Provides leadership in the development of property goals related to management operations and to the health and safety of the overall community.
- Keeps current on local, state, and federal issues related to the properties and distributes information to site personnel.
- Oversees preparation, distribution and completion of delinquency reports, notices and payment plans for all properties.
- Inputs data and generates reports using property management software.
- Participates in budget preparation process and in the analysis of monthly revenue statements.
- Oversees unlawful detainer processes, as required.
- Ensures preventative maintenance is completed.
- Collaborates with commercial lease consultants regarding commercial tenant issues.
- Consults with project teams on issues related to acquisition, market trends, operating budgets, project design and property management identified in pre-development, construction and rent-up.
- Makes routine inspections of properties to insure compliance with company policy and to review project operation. Inspections to include complete walk-through of building.
- Recommends maintenance and capital improvements for each property and continually acts in a manner so as to maintain and enhance the value of the assets under his/her supervision.
- Meets with tenants formally and informally on a regular basis
- Responsible for coordinating with Facilities Manager on property systems and inspections.
- Assists with preparation and submission of required government reports.
- Communicates information between properties and legal counsel appropriately, so as to avoid negative legal consequences.
- Performs other duties as required.
REQUIRED SKILLS

MINIMUM QUALIFICATIONS
- 3 years progressively responsible residential property management experience.
- 1 year supervisory experience.
- Solid understanding of budget management, and facilities issues.
- Proficiency in MS Word and Excel.
- Strong organizational skills.
- Management experience.
- Valid California driver’s license.
PREFERRED QUALIFICATIONS
- Bachelor’s or Associate’s degree.
- Knowledge of PMAS/TRACS software.
- Training and experience in HUD and Tax Credit Programs.
- Real Estate Sales license.
- CPM, NAHP or similar certification.
SALARY
$51,000 - $75,000 + (DOE) plus benefits.
