1036 Mission Street

TNDC acquired the site in 2007 with the help of an acquisition loan provided by the City of San Francisco’s Mayor’s Office of Housing and Community Development (MOHCD), with the objective of helping expand affordable housing opportunities in the South of Market neighborhood, which has been experiencing rapid growth in both market rate housing and high-end commercial space. After the 2008 recession, TNDC was able to secure the final financing needed to make 1036 Mission a reality.

1036 Mission is a new construction project that consists of 83 affordable residential rental units and a ground level commercial space for  community-serving retail use. All of the units were made available to families and individuals earning no more than 50% of Area Median Income (AMI) and more than half of the units are two- and three-bedrooms, in order to target low-income families. Additionally, 40 of the units were made available to homeless or at-risk families earning no more than 30% of area median income. Rental subsidies for those units areprovided by the City’s Local Operating Subsidy Program (LOSP).

The development features a large indoor community gathering/activity room with a teaching kitchen, a 2,000 sf outdoor courtyard, and a 1,300 sf rooftop terrace for community gardening activities. Though the project does not feature any car parking, given its proximity to numerous public transit opportunities, the development features 84 indoor bicycle storage spaces for resident and staff use. The project also features a public art installation at the front entrance and west-facing elevation designed by local artist, Jim Campbell. The project also achieved GreenPoint Rated status, with energy-efficiency features that include solar domestic hot water, a recycled and reclaimed water system, high-efficiency lighting, among others.
